What Is an Estoppel Certificate?
An estoppel certificate is a legal document required during the sale of a property in a managed community. It provides critical financial and legal details, such as:
Outstanding dues or delinquent payments
Special assessments (due or pending)
Violations on file
Association insurance details
Confirmation of owner information
This document is typically requested by the purchaser’s title company to prepare closing documents.

How to Submit a Request
Estoppel requests must be submitted by the title company or closing agent and paid in advance. Fees apply and may vary depending on the status of the account and the requested turnaround time.
